The Problem

The property was suffering from persistent damp and mould as a result of its solid stone wall construction. The walls lacked sufficient insulation and a cavity, which was leading to condensation build-up on internal wall surfaces and mould forming across affected areas. In several locations, existing plaster had begun to blow and deteriorate.

Survey & Diagnosis

A thermal imaging survey was carried out by Lawday Construction using a FLIR thermal camera to assess the extent of heat loss through the external walls. The survey indicated that the internal wall surfaces had a temperature approximately 8°C lower than the room environment temperature — with surface readings as low as 10.6°C against a room temperature of around 16.8°C. This temperature differential is the primary cause of condensation forming on the internal face of the walls, and the leading cause of mould formation throughout the affected areas.

Strip Back

Removal of existing damaged and blown plaster from affected walls

Studwork

New timber studwork framing constructed to internal face of external walls

Insulate

50mm insulation fitted between studwork, plus 25mm insulation over the face

Board & Finish

Plasterboard fixed, tape and joint finish applied, and fully decorated

The Result

The walls are now insulated in accordance with the latest building regulations in respect of thermal efficiency. The completed works deliver:

  • Lower heating bills due to significantly improved thermal performance
  • A warmer, more comfortable room environment
  • Significantly reduced risk of condensation, moisture build-up, or mould forming
